The Planning & Zoning Commission voted to recommend approval of a conditional use permit modification and parcel division for a joint Eagle Fire Department/BLM emergency services facility at 12655 N. Horseshoe Bend Road.
Tamara Thompson of Land Group, representing the applicant, explained that the Bureau of Land Management requires its portion of the shared building to sit on its own parcel to satisfy federal funding and ownership rules. Chief Tyler Lewis (Eagle Fire Department) said the federal funding terms require BLM to "own the outside of the wall" but not the ground under the building, which necessitated a 0‑lot line (firewall) and the lot split. The proposed parcels would be about 3.78 acres for the Eagle Fire parcel and 0.62 acres for the BLM parcel, with the requested interior setbacks and a Parcel 2 lot coverage request of 31%.
Planner Haley Durham reviewed the requested CUP modifications and recommended the site‑specific and standard conditions included in the staff report. Commissioner Gerber moved to recommend approval and Commissioner Smith seconded; the motion passed by voice vote. The recommendation will be forwarded to City Council for final action.
