Planning staff proposes certificate requirement for very small structures in zoning code

Planning/Zoning Administrator Steve Duryea told the board the Commissioners approved a zoning change for Dustin Hoffman from B2 to I1 on parcel 043191-11-0-00-00-003.00 and presented a proposed amendment to the county zoning regulations. Duryea said the amendment would require a certificate of zoning compliance for structures measuring 500 square feet or less and with a value of $5,000 or less, to verify size, value and floodplain compliance; he said no fee would be charged for those applications.
Commissioner Keith Kelly said he had received pushback from taxpayers who were concerned about having to submit bids for small buildings. Duryea said he would help applicants with a price list when they come to his office, and County Counselor Todd Luckman suggested adding a signature line on the form to affirm the declared price rather than requiring bids. The board agreed with the simplification to reduce the burden on applicants. The meeting record does not show adoption of the amendment on April 13; Duryea presented the proposed language and the board discussed implementation details.
