Commission approves preliminary plat for 2607 Hickory Tree Road

The Planning & Zoning Commission voted to approve preliminary plat application 001-2025 for property at 2607 Hickory Tree Road, a staff presentation said. The application would split roughly 1.041 acres into four single-family lots fronting Charles and one commercial lot along Hickory Tree; staff noted the developer must dedicate about 12.5 feet of right-of-way to align with a planned Hickory Tree Road expansion and that a detention pond will be located on the commercial lot and maintained by the owner. "Staff recommends preliminary plat application 001-2025 at 2607 Hickory Tree," staff told the commission.

The staff presentation said the four single-family lots meet SF-6 requirements, including a minimum living area of 1,350 square feet, and that sidewalks will be required along Charles but are not required on Hickory Tree at this stage because a city road expansion is under design. Commissioners asked about fencing around the detention pond and whether the developer would provide a masonry screening wall between residential and commercial uses; the developer's representative told the commission they had "no opposition to fencing the entire retention pond." Commissioner Ford moved to approve the plat; the motion received a second and passed by recorded voice vote.
