Commission approves buffer change, developer says construction likely to begin in May

Planning staff presented SUP 56-2024, which asks to amend a condition of approval to require a 20-foot landscape buffer (instead of 30 feet) on the southern property line for a commercial center at Tropical Parkway and Pecos Road. Staff said Title 17 requires a 20-foot buffer with specified tree spacing and recommended approval of the amended condition.
Applicant representative Liz Olson explained the 30-foot condition was an error in prior documentation and that the project team met with neighbors about the landscaping plan. Developer Stan Wasserkirk told the commission he expects to start infrastructure work pending permitting and said, "If everything works out right, probably late May, we should be underway." Neighbors in attendance, represented by Michael Porter, said they did not oppose the corrected 20-foot buffer. The commission approved the amendment with staff conditions.
