The Prosper Town Council unanimously approved a planned development on April 28 to convert a house on Coleman Street into an indoor golf‑simulator facility.
Staff described the request as a PD for roughly 0.2 acres located on the west side of Coleman Street about 120 feet north of Fifth Street; Planning & Zoning had recommended approval 6–0. Applicant Jim Patel told the council the facility will have four simulator rooms, a small office and one restroom and will operate largely unmanned with members booking through the TrackMan app. Patel said the business model is designed to ‘‘drive people to the downtown’’ and to complement nearby cafes and restaurants rather than provide on‑site food and beverage.
Council members asked about on‑site staffing, cameras and medical emergency response; the applicant said the facility will use multiple cameras and membership enforcement, and that panic buttons or phones could be added to handle emergencies. Council member Jeff Hodges moved to approve the PD; the motion passed unanimously.
The approval allows the applicant to proceed with site remodeling consistent with the PD standards and triggers building‑permit and any required inspections and adaptations for accessibility and safety.
