Commission approves downtown indoor golf simulator planned development

Staff said the PD meets required downtown-retail setbacks and the minimum 7% open-space standard and recommended approval; the commission discussed parking ratios and operational controls. Applicant Jimit (Jim) Patel described a membership-booking model with controlled access codes and limited on-site staffing, saying the facility is intended for solo practice rather than social events. "The idea really is for someone that is learning golf...you book a specific time, and you will get a code to access the building," Patel said.
Commissioners noted the creative reuse of a residence and largely supported the proposal while asking staff to ensure parking and access conditions restrict high-turnover or party-style uses. The commission approved the PD 6-0.
Next steps: the applicant will proceed with permits consistent with the PD conditions; staff will confirm any operational/parking restrictions required by the PD.
