Commission unanimously approves site plan for four flex buildings at Pecan Ridge

The Planning and Zoning Commission unanimously approved a site plan for four new flex buildings within the Pecan Ridge development at 606 US Highway 80.

Staff described the proposal as replacing existing gravel drives and parking with concrete, installing a detention pond for stormwater runoff and providing landscaping that includes a 50-foot buffer along US Highway 80. The proposed buildings range from roughly 12,800 to 18,600 square feet, are 25.5 feet in height and are configured as multi-tenant contractor/office suites. Staff noted the project will bring existing nonconforming site elements closer to compliance with the town’s Unified Development Ordinance (UDO).

Commissioners asked about traffic patterns and access points; staff and the applicant’s engineer said access will be available from the US 80 frontage road and internal mutual access drives, and that a second access was required by the fire department for emergency ingress and egress. Staff noted the project would provide 130 parking spaces, exceeding the 60 spaces required for the new buildings, and preserve a majority of existing mature trees while removing 17 trees and preserving 22 others.

The commission approved the site plan by unanimous vote.
