Planning commission approves conditional use permit for Castel Bend LLC cabins

S2 explained the context: many older subdivisions are undeveloped or lack county‑maintained roads and infrastructure, so the county rezoned several areas to require conditional use permits for new commercial activities near rivers. “So conditional uses are essentially permitted uses just with restrictions on,” S2 said, describing the restrictions intended to protect riparian areas and manage septic risk.

S2 confirmed the applicant had completed required power hookups and a level‑3 septic system because the cabins are adjacent to the river; the applicant is also pursuing business licensing for rentals. The commission’s approval authorizes the conditional use permit subject to standard zoning conditions and compliance with any required inspections and permits.
