Commission clears boundary correction for Roundtree Estates planned development

The commission recommended approval of RZ25-07, a request to amend the previously approved Planned Development Housing (PDH) district boundaries for Roundtree Estates to incorporate approximately three additional acres identified during recent surveying. Staff told commissioners the revision is primarily a mapping correction and that all previously approved development standards remain unchanged; staff recommended approval to clarify the ordinance exhibits so construction can proceed.
Commissioners described the request as largely ministerial and noted that the plan and concept had been discussed previously. Seth Berry, a nearby resident, asked whether utilities, roads and flood impacts had been analyzed; Republic Engineering’s Tyler Fries said construction plans and flood reviews have been completed and that the three-acre difference resulted from an updated boundary/survey of an old road alignment. Staff noted the city is coordinating right-of-way reconstruction on Old Alliance Road as a related public project. The motion to recommend approval was seconded and passed unanimously.
