Huber Heights board approves rear-yard setback variance at 7049 Sander View Drive

The Huber Heights Board of Zoning Appeals on June 3 approved a variance that will allow a rear-room addition at 7049 Sander View Drive to sit 32 feet from the rear property line in an R-4 district, short of the 40-foot rear-yard requirement.

City staff summarized the request and recommended approval, saying adjacent property owners had been notified and no objections were received. "City staff has no objection to the granting of this variance," the staff presenter stated. Staff said the parcel is approximately 0.2 acres and the engineering department raised no concerns.

Applicant Greg Bridal told the board the existing enclosed patio is uncomfortable in winter and summer and that the family wants a conditioned, year-round room. "That's what we're trying to do," Bridal said while identifying himself for the record and spelling his name.

After closing the public portion of the case, the board read the required variance criteria aloud and recorded members' responses on each standard. On roll call the five members voted in favor and the Chair announced the variance passed 5–0. The Chair directed the applicant to meet with a city staff member about next steps.

The variance was recorded as BZA case 2604. The board took no further action on the item beyond approving the variance.
