The full story
Assistant planning director (transcript shows both "Mary Anne" and "Marion" Spencer) presented a comprehensive amendment to Planned Development District 179 covering about 33.399 acres at the southwest corner of West Main Street (US 67 / US 287). The amendment removes a specific-use permit requirement for a home improvement store, revises the concept plan (reducing the number of lots and altering pond/amenity layouts), updates parking and sign requirements, and preserves approved elevations for buildings under 20,000 square feet. Spencer described landscaping adjustments along utility-impacted frontage and noted an updated sign plan matching adjacent PDs.
