Planning staff backs dumpster variance for Pierce Drive site
Planning staff recommended approval of a variance allowing a commercial dumpster in a side yard at 3641–3643 Pierce Drive, citing longstanding site constraints and proposing conditions including confirmation of access permission from the neighboring property.

Planning and development director Matt Adams told the council that the applicant for PZ 20251574 is seeking a variance “to allow a commercial dumpster to be located in the side yard rather than the rear yard as required by the UDO.” Staff’s analysis, Adams said, found the dumpster’s access arrangement predates the current owner and that strict application of the Unified Development Ordinance would create an unnecessary hardship.
