Commissioners clear two parcel-combination rezoning requests after staff clarifies frontage contingency
Summary
Staff recommended approval of two parcel-combination rezoning requests to Agricultural Residential to give one parcel the required road frontage; staff clarified that if the small 0.64-acre transfer does not occur the rezoning would not take effect.

Planning staff presented two parcel-combination items (items 6 and 7) involving properties on North Hicks Road and Nub Garland Road that would rezone small residential parcels to Agricultural Residential and combine them with adjacent acreage so the larger parcel gains the necessary road frontage.
Staff explained the mechanics: rezoning is tied to the 0.64-acre split and the rezoning would not result in two separate zonings unless the parcel transfer actually occurs. "If that 0.64 acre split if it doesn't happen, then it wouldn't move forward. It would stay residential single," the staff member (speaker 4) said, clarifying the contingency for approval.
There were no public objections and the hearings were closed. The commission approved forwarding the recommendations to the Board of Commissioners; staff will prepare materials for the Board's March 25 meeting.
