DRB flags effective 49-foot north elevation; special use permit likely needed

Staff and the applicant acknowledged a 7-foot grade drop produces an effective 49-foot height on the north side — above the 45-foot code standard — and discussed approving the design conditioned on the special use permit or returning after the permit is secured.

Board staff and the applicant identified a discrepancy between the building elevation shown on the drawings and the effective height measured from the existing north grade. Bill (S6) explained the drawings show a 45-foot parapet height, but because the grade drops by about seven feet the effective height at the north end is about 49 feet from finished grade.
