Board amends variance approval for 3700 Gulf Boulevard design changes

The Board of Adjustment approved an amendment to variance case 24003 to allow façade and design changes for a proposed multifamily development at 3700 Gulf Boulevard (the former Smiley's Snack Shack). Staff explained that the project already meets the previously authorized dimensional setbacks and heights but sought board approval because the applicant changed facade treatments and garage door configurations. Counsel Katie Cole said the project shifted from a townhome approach to condominiums during marketing; architect Adam Wolf described aesthetic changes and said the team "drew inspiration from the Don Cesar" to adopt a Mediterranean-revival style.

Staff found the design changes did not substantially affect the original basis for approval and recommended amending the two conditions of authorization (the presentation noted the garage-door condition would need modification). Board members praised the revised design, and the motion to accept the changes and amend case 24003 passed unanimously on roll call. The board emphasized that the previously approved dimensional variances remain in effect and that any significant future alterations should return to the board for review.
