Chamblee board hears 320-unit mixed-use proposal for Century Boulevard site

The Design Review Board met March 5 to consider PZ 20-261644, a Development of Community Impact application for 1900–1901 Century Boulevard that would replace two 1971 office parcels with three five‑story buildings containing 320 residential units and roughly 10,200 square feet of ground-floor commercial space. Luisa Tovar, planning and development deputy director for the City of Chamblee, opened the meeting and confirmed staff would forward design-related recommendations to the mayor and city council for consideration.
Alex Brock, land-use attorney for Alliance Residential, summarized the proposal and the requests for six variances and nine waivers needed to complete the plan as presented. The applicant described a project program of approximately 374,400 square feet and clarified that the development would provide landscaping, amenity space and surface parking; Eric Brock of Brock Hudgins Architects described materials and massing, saying the team had proposed “a granite stone, a gray granite, which is indigenous, to the area and, 2 colors of brick” to help frame the project’s gateway role along Century Boulevard. Board members questioned façade treatment, retail viability and site elements before drafting advisory conditions.
