The Planning Commission approved a conditional‑use permit April 17 for the Harold Lackheld Trust to develop commercial storage facilities and outdoor storage at 16707 State Highway 371 near Brainerd. Staff presented the application, described required stormwater and erosion controls, and noted the site is zoned commercial.
Highway Department staff (Matt) said the county has been coordinating with MnDOT about possible future frontage and access changes; staff noted conditions would not alter those interagency discussions. Staff recommended conditions including limiting storage units to lease/rental (not sale), requiring submission of a stormwater management and erosion control plan, limiting building height to 45 feet, prohibiting habitation in units, and ensuring signage conformance with the ordinance.
A commissioner moved to approve the findings of fact and the recommended conditions. The board voted in favor. Staff verified applicants understand the approval is final and that future changes must return to the board. The commission recorded the approval and the matter will proceed to any building/permitting steps governed by Land Services and other applicable agencies.
