Robuffo said Planning Commission recommended adding the island's on‑demand 'Coast' service to the municipal definition of public transit so more properties could qualify for state parking exemptions.
The amendments also include a 'by‑right' option for a Tremont Street housing opportunity site if a project provides at least 20% low or very‑low income units and achieves 30 units per acre; this streamlining is intended to incentivize affordable housing density. Council introduced and waived readings of the ordinance; staff will return with final language and any citywide parking‑placement clarifications.
