Developers present 23 Pond Street redesign; board debates downtown design guidelines and septic limits

BBRZ Partners presented a New England–style redesign for 23 Pond Street emphasizing traditional details and a public bench; Planning Board members pressed for front-facing, mixed-use development but the applicant cited septic and Title 5 constraints, saying there is "no way to have commercial because they can't have a front lot."

Jeff Zilberman of BBRZ Partners presented updated plans for 23 Pond Street, describing a mixed-use concept with New England gable roofs, Hardy fiberboard siding, traditionally proportioned windows, a cobblestone apron driveway, and proposed street trees. The team told the Board they met with the Historical Commission and found no historical significance, and they displayed approved stormwater and septic plans prepared by Chongris Engineering.
