Commission recommends zone change to allow glamping yurt on Windmill Ranch parcel

The Kane County Planning and Zoning Commission voted to recommend a zone change for Lot 323-8, allowing a permanent glamping yurt with full hookups on roughly 10.742 acres in Windmill Ranch. Applicant Joseph Solomon said he originally filed for a house permit but shifted to a permanent yurt because construction bids rose sharply.

Solomon told commissioners the yurt is a permanent, ground‑anchored structure with pilings that will be built on site and that he may occasionally rent it but will otherwise use it as a family retreat. "The yurt's $80,000. It is extremely nice," he said. Planning staff reported no written opposition during the notice period and recommended that the commission recommend the zone change from AG FAA to AG. The commission voted by voice to recommend approval; there were no speakers during the public hearing.

The recommendation will move to the next step in the county's approval process; staff noted that the applicant will need building-permit approval for the permanent structure and any required inspections for septic and utility hookups before use as a rental.
