Finance committee hears Rice Lumber scoping; study flags development cost challenges

At its July 2 meeting, the Shelburne Finance Committee was briefed on a preliminary scoping analysis for the Rice Lumber property, part of the "Experience Shelburne" initiative. Jeff Carr reported the study identified current construction costs and infrastructure requirements as key hurdles limiting financially viable commercial and residential development alternatives.
The analysis examined mixed residential and commercial scenarios and the possibility of a community-based recreational or agri-market resource. Committee members said the town will provide the property owners with input from the study and circulate a summary to the community. The committee also emphasized sensitivity around perceived conflicts of interest as planning moves forward.
