"Right now we're looking at a minimum cost to build of about 200,000 per unit," he said, and cautioned that figure is a minimum and does not reflect additional fees or profit margins for builders.
Jonah explained the grant includes buyer income restrictions and land‑use deed covenants that prevent investor purchases, which could complicate resale and affordability. He said the town has had a rough quote from Synergy Homes (about $180 per square foot) but that staff are exploring other builders and alternative approaches, including using lots for single homes or CrossMod homes from Clayton Homes.
Council members asked whether the town had partners or anchor employers who might need housing; Jonah said he plans to discuss needs with the hospital, the college and other local stakeholders and return with recommendations.
