Planning commission approves multiple performance bond reductions for Tennessee National development

The Loudon City planning commission approved a series of performance bond reductions requested by Tennessee National LLC, moving forward on reductions for multiple pods and a partial reduction for Marina Phase 2.

Planning staff read the specific requested reductions for several pods and a $7,331,115.75 figure for Tennessee National Marina Phase 2. Staff provided a map and said city reviewers and other staff had reviewed the requests and recommended approval of the amounts. "We can assume that construction's already been finished in certain areas," a commissioner said, seeking reassurance about remaining work; staff agreed and noted transparency about prior reductions.

Tyler, a city staffer who spoke to site conditions, said: "So on all of those pods except for the Marina Phase 2, everything is complete except for the top—the surface coat of asphalt in the roads… utilities, stormwater, curb and gutter, sidewalks, and the base courses of road is all done." He added that Marina Phase 2 was being reduced by 30% because erosion control and initial stormwater work are in place but much remains to be completed.

Commissioner Clayton Pangle moved to accept the requests as written; the motion was seconded and approved by roll call. The recorded affirmative votes included Clayton Pangle, Tim Dixon, Brandon De Beers, Rachel Renan, Linda Luttler and Abigail Allhouse. The staff recommendation to grant the reductions carried.
