Planning staff briefed the board on recent state budget‑bill changes to the zoning act that became retroactive July 7 and flagged several provisions with local consequences. Staff noted changes allowing notice to be sent by email, amendments to nonconformity protections that may permit extensions or alterations of preexisting nonconforming structures "as of right" if dimensional standards are met, and an altered standard for variances.
