Applicant asks to reduce tree-replacement requirement, citing site constraints

The applicant requested a partial waiver from the township’s tree‑replacement standard, saying site constraints prevent the full number of replacement plantings. “Under the ordinance, we are required to plant 73 trees,” the applicant said; later in the presentation the applicant said the site layout allows fewer trees and asked the board to consider a partial waiver.

Board members and the township engineer asked for a revised planting plan showing the locations and counts of street trees, buffer trees and any replacement trees proposed. Staff also asked the applicant to explain whether alternate plantings, off‑site mitigation or a payment‑in‑lieu option could address the shortfall. The board did not act on the waiver request and directed staff to include the planting plan in the next submittal.
