Developers defend Irongate plan, offer buffers, open space and phased infrastructure commitments

Developers Ken Holbrooks and Tom Waters told the boards the Irongate plan was the product of two years of work with staff and consultants and that key design commitments were included to address neighborhood concerns. Ken Holbrooks said the project "meets the open space requirement" and emphasized the conservation features, while the team presented slides showing active‑adult housing, traditional 70‑foot lots, larger estate lots, and more than 250 acres of non‑disturbed open space.
The development team also presented a transportation phasing plan that includes installation of a traffic signal at Highway 73/Tuckers Grove and a future roundabout, multiple turn lanes and added access points. On utilities, the developers said they would install nearly three miles of water main at their expense and design sewer lift/station solutions to address existing flow constraints. The team offered a voluntary development agreement to memorialize phasing, construction of off‑site improvements, and other commitments.
Developers acknowledged outstanding community concerns and said they were negotiating site‑specific use restrictions and deed‑restriction excerpts with Trilogy HOA that would be incorporated into the PD notes. That negotiation prompted the board to continue formal action to allow technical memos and written commitments to be submitted.
