Developers defend Irongate plan, offer buffers, open space and phased infrastructure commitments
Developers presented a multi‑phase plan for the 507‑acre Irongate development that they say meets county PDR standards: three housing product lines, at least 50% open space, extended buffers, stormwater measures and phased road and utility improvements that would be dedicated to the county. They proposed a voluntary development agreement and engineering work on water and sewer.

Developers Ken Holbrooks and Tom Waters told the boards the Irongate plan was the product of two years of work with staff and consultants and that key design commitments were included to address neighborhood concerns. Ken Holbrooks said the project "meets the open space requirement" and emphasized the conservation features, while the team presented slides showing active‑adult housing, traditional 70‑foot lots, larger estate lots, and more than 250 acres of non‑disturbed open space.
