APC approves two-parcel split with drainage and recording conditions

Staff presented petition 26HADash7MDash161 to split a 4.45-acre property at 4330 S. 100 E. into two parcels, noting revisions made to drainage easements and surveyor and highway comments. The technical advisory committee reported completed soil borings and recommended inspection of outlets and tile size; staff required a construction plan showing the invert and size of the tile prior to plat signing and stipulated a six-month deadline to record the signed plat or the approval will be void.

Carol Cunningham and other board members asked staff to correct a typographical grade error on the submitted plat; staff added that correction as a condition. One applicant representative confirmed tile location was found and that their septic installer expected to complete any required tile extension before a septic permit. The commission approved the split with the staff conditions in place.
