Petros Development Group told the Avon Landmarks Preservation Commission that drainage to a downstream culvert and an oversized retention requirement force a roughly 2.8-acre pond on the narrow parcel, limiting options to keep the Colvin Sweet House in its current location.

At the June 10 meeting, Gregory Modic of Petros Development Group outlined why his engineers concluded the Colvin Sweet House sits at the parcel location most constrained for development: drainage from the site heads north and must discharge across Detroit Road into a downstream culvert serving the Avon Oaks Golf Course, driving a large retention footprint.
