Board approves changed garage-frontage rules for Manager Avenue West development

The Barrow County Board of Commissioners approved an amendment to a special-use condition for the Manager Avenue West development that revises garage-frontage requirements and the percentage of front façade a garage door may occupy.
Planning staff outlined the revised condition, saying garages may be located in the rear or front loaded and that “garage doors shall not [exceed] the following percentages of front facades: 59% for 40 foot lots, 43% for 50 foot wide lots, 34% for 60 foot wide lots.” The change had been brought back to the board as a board-initiated correction to accommodate narrow 40-foot lots where strict frontage limits would prevent necessary side yards. Developer representative Clint Dixon presented elevations and answered commissioners’ questions about possible three-car garage designs; staff and the applicant said three-car garages would be rare and would be accommodated on wider lots.
A commissioner moved to approve the staff-recommended revision and the board adopted the amendment. Planning staff will apply the revised percentages to future development plans for Manager Avenue West.
