Board approves Love variance for garage after site plan update

The Clark County Board of Zoning Appeals approved June 25 a variance for Kevin and Chastity Love to allow an accessory building closer to the side property line than the 25 feet required in the A‑1 Agricultural district. Staff presented an updated site plan showing the proposed 30-foot-wide building attached to the existing garage; the revised measurements placed the new structure about 22–23 feet from the parcel line, and staff and the engineer indicated attaching the building avoided greater disturbance to the site and leach field.
A commenter who spoke at the hearing confirmed the measurement, saying the garage would be “22 ft. 3 in. from the parcel line,” and noted gutters should discharge to the rear to preserve current drainage patterns. No speakers opposed the project. Motion by Tom Shaw, seconded by Breanne Parcels, to approve the variance passed unanimously. The approval is subject to standard site-approval requirements and the staff-recommended drainage/gutter conditions.
