Community Development presented Red Hawk Ranch final plat filing No. 1 for phase 1 (37 multifamily-detached "cabins") and staff recommended approval with standard conditions and final plat requirements (school fees, water-quality mitigation, SIA). A major discussion point was County Road 522 and a potential closure/realignment at the 522E intersection. Staff explained that closure could affect local users (notably Conroy/Conroy Excavating) and that the developer must construct Crooked Creek Crossing once Army Corps and wetland permits are obtained; that crossing would enable further phases.
