Commission backs VM Acres plat with recorded easement requirement

County staff reported that the VM Acres applicant (Julie Mellum for property owner Barbara Vanderbilt) amended the Preliminary Plat to provide a recorded road easement in place of a 0.99-acre right-of-way dedication. Beth Gervais said soils verification was complete and the wetland delineation review was pending. The Chisago Lake Town Board recommended approval with the directive: "Road could stay as-is. Easement needs to be recorded in plat." The Planning Commission adopted Resolution PC2026-0703 recommending approval subject to recording the easement and completing wetland review.
The resolution requires the applicant to provide the recorded easement and written confirmation that the Chisago Lake Town Board/road authority endorses the easement before final plat submittal. The motion passed unanimously (motion by John Sutcliffe; second by Chris DuBose).
