Commission approves MRD amendment to resolve survey discrepancy, reducing buffer in one section of Longs development

The Horry County Planning Commission voted Aug. 7 to approve a major amendment to a master residential development (MRD) along Highway 905 in Longs after the developer identified a survey discrepancy affecting a landscape buffer.
Engineer Brady Gantt of G3 Engineering said the lots are not any closer to the original property lines and the amendment addresses a small survey error. He told the commission the original MRD approved a 25‑foot buffer but that, in the affected section, the buffer would now be a minimum of 12 feet; the design still intends to include a 6‑foot privacy fence where required. "We're just basically trying to remove that little section of property that was a survey discrepancy," Gantt said. Staff recommended approval and the commission approved the amendment by motion.
