Board approves conditional use for larger garage that preserves home access

The Planning & Zoning Board approved a conditional-use application to allow construction of a double-car garage within the front setback at 2533 Northeast 22nd Avenue.

Dave Dixon, consulting city planner, said staff found the project meets the new ordinance's criteria (side-loading design, consistent architecture, and landscape screening) but asked that lot-coverage calculations be clarified on the building permit. Applicant Zeta Weaver told the board the existing garage is too small to accommodate her car and prevents access to the kitchen and laundry area; she said the new garage would permit parking for both a car and a golf cart while keeping the existing garage for access.

Board members who had visited the site described the proposal as reasonable and compliant. The motion to approve passed unanimously on roll call (Michael Cohen — Favor; Fred McLean — Yes; Susan Motley — Yes; Bill Gallo — Yes; Dennis Smith — Yes). Staff noted the approval demonstrates how recent code changes are being used to resolve practical homeowner issues.
