Developer Brixmor proposes Publix move and pedestrian-oriented master plan at Venetian Isle plaza

City staff summarized a meeting with Brixmor, the owner of the Venetian Isle Shopping Center, about a phased redevelopment that would prepare the plaza to receive a relocated Publix and implement pedestrian-oriented site improvements.

"So Brixmor wants to redevelop the site to accommodate Publix's move from where it's at now to this it's gonna take over those other 3 big boxes," the presenter said, describing the scope of the planned changes. Staff told the committee Brixmor plans to reorient sidewalks and crosswalks toward US-1, consider golf-cart parking, and explore signage to reach the 44,000 vehicles per day passing the site.

The committee discussed master planning as a way to set civic uses and design standards, and flagged that code changes would be needed to permit non-standard building orientations and to reconfigure parking requirements if the city pursues a public-private partnership or development agreement. Staff described the initial approvals as a standard DRC (development review committee) and site-plan sequence with a phased implementation schedule.
