Text amendment clears local planning panel; rezoning and referendum remain possible for any data-center project

The Clark County Planning Commission reviewed the draft on June 3 and recommended approval with the addition of the USDA prime-farmland language; the Rural Zoning Commission echoed that recommendation on June 11. Mrs. Dunlap explained that the text amendment itself would be adopted by the County Commissioners and that any proposed data-center site would require rezoning to I-2 before a conditional-use application — and that a rezoning approved by the commissioners could be subject to a referendum and public vote.
Commissioners discussed notification practices and whether data centers warranted wider notice. Mrs. Dunlap said notices are currently sent to anyone within 200 feet and that the case would appear on the website and in the newspaper; some commissioners suggested broader notice for property-value analysis and impact studies, but staff did not propose changing the standard notice radius in the text amendment.
