Council overrules planning commission, approves Hunter's Path Phase 4 final plat

After a staff presentation and public comment on drainage, the council voted to overrule a 2–2 planning commission tie and adopt Ordinance OPC 26 02 approving the final plat for Hunter's Path Phase 4 (57 lots on ~20.85 acres). Staff recommended approval with conditions; council passed the ordinance.

Colin Carville, the city’s development director, presented the final subdivision plan for Hunter's Path Phase 4: a final plat creating 57 single‑family lots and three open spaces on 20.8486 acres (Parcel ID M60032070023). He told the council the plan uses straight RSD zoning and meets minimum standards for frontage, lot size and setbacks: minimum street frontage of 60 feet, lot sizes ranging about 0.1570–0.4872 acres, a 20‑foot front setback, 10‑foot side setbacks and a 30‑foot rear setback. "This is a final subdivision plan that will create 57 single family home lots and 3 open spaces on a total of 20.8486 acres," Carville said.
