Variance approved for front deck at Graves Point with restriction against covered deck and nuisance lighting

The board approved an area variance for Paul Ferruzza to add a 12' x 28' front deck at 8206 Graves Point (1202-24A). The proposed deck would sit 3.9' from the south lot line and 51.1' from the front lot line; the Resort District ordinarily requires a 75-foot front-yard setback and a 10-foot side-yard setback. The board classified the application as a SEQRA Type II action and approved it with the stipulation that the deck not be covered and that lighting not be a nuisance to neighbors.
