Developer outlines 149-home plan for Samchet River area; traffic study may cut lots

Staff presented a rezoning request to reclassify about 52.39 acres to MRD-2 for 149 single-family homes on Schwartz Plant Road, Freewoods Road and Bay Road. The staff presentation included proposed 50-foot undisturbed wetland buffers, sidewalks and streetscape buffers; staff noted the site is not in the flood zone.
Dan Bark of Earthworks Group, the applicant, told the commission that Grand Strand Water & Sewer is reviewing landscape within their easement and that a traffic study submitted today recommends a 66-foot-wide entrance, which "may lose 1 or 2 lots" from the plan. The commission recorded the presentation and deferred final action to next week for follow-up review of utilities and the traffic study.
