Commissioners find small‑scale plan amendment at 2410 North Boulevard consistent

Megan McCarthy, Planning Commission staff, presented TACPA 26‑04, a privately initiated, small‑scale amendment for 2410 North Boulevard proposing a change from a Residential‑10 future land use designation to Residential‑20. McCarthy said the 0.17‑acre site would be allowed up to three residential units and roughly 3,702 square feet of commercial uses under R‑20 and that staff found the request consistent with Tampa’s comprehensive plan policies on neighborhood character, infill, and adequate housing supply.

The applicant’s representative, Angela Raubber of Hillward Henderson, told commissioners the request “is just 1 step up the scale as far as density and intensity” and would provide a transition between lower‑density Ridgewood Park and higher‑intensity uses across North Boulevard. McCarthy noted that staff circulated the application to partner agencies and reported no agency objections; she also said staff had received three objection letters, including one from the Ridge Park Civic Association that raised safety concerns at the intersection of West Amelia and North Boulevard. Commissioner Singh asked about the basis of those objections and McCarthy described neighbors’ traffic and collision concerns.

Commissioner Singh moved to find TACPA 26‑04 consistent with the comprehensive plan; Commissioner Coogler seconded the motion and the commission carried it unanimously. The recommendation will proceed to the next legislative step per the hearing schedule.
