Planning Board hears application to convert 26 Main Street to dance studio; motion made for conditional approval

The Planning Board opened a public hearing March 26 on an application by Bailey Simpson to change the use of 26 Main Street in Cold Spring from retail to a dance studio. The applicant said the space requires no remodeling and will offer ballroom and Latin lessons and bridal lessons, with the proprietor and up to two staff on site during business hours. "The proposal is to change 26 Main Street from retail to a dance studio," the applicant stated during the hearing.

Board members probed hours, capacity and site details. The applicant proposed Monday–Friday 12:00–9:00 and Saturdays 10:00–14:00 and described roughly 1,000 square feet of usable space for the studio. The chair asked the applicant to submit updated documentation showing the total square footage, the dumpster/trash location and where parking spaces are drawn on the site plan. The planner reminded the board to consult the village parking table to determine required spaces for a use not explicitly listed in the code.

The chair moved to conditionally approve the application subject to: updated square footage on the floor plan; showing garbage and parking locations on the site plan; submission of signage detail or Historic District Review Board (HDRB) approval if required; and payment of fees and escrows.
