Tri‑State Storage seeks conditional use sketch plan for Yale Kilgore lot

Tri‑State LLC representatives presented a sketch plan to the Fremont County Planning & Zoning Commission on July 20 to develop storage units and covered RV storage on a 4.11‑acre parcel (Shot Gun Village Estates Division No. 9, Lot 5A) on Yale Kilgore Road.

Applicant Jordan Cheirette described phased construction beginning with covered RV storage along the road and a later build‑out of 10x20 units and open parking. He noted Army Corps of Engineers documentation that a nearby channel had been previously filled and said that the parcel is currently zoned Commercial Limited Office. Commissioners focused on access location, fencing across a creek bed and the potential runoff and surfacing (gravel vs. paving) for the internal driving areas; the applicant said the initial plan called for gravel with the option to pave if required.

Staff flagged that the sketch plan is an early step and reminded the commission and applicant that additional steps are required before building permits are issued. No formal action was taken at the meeting; the commission asked staff and the applicant to continue coordination on access, drainage and surfacing details.
