Silverbear plat amendment approved with condition to remove structures and pave access easement

On June 17, 2026, Springdale's Planning Commission approved a plat amendment for the Silverbear Subdivision that will convert two split‑zoned lots into one Village Commercial lot and one Valley Residential lot. The approval is conditioned on the property owner removing an existing house and shed that currently straddle the proposed new lot line before the amended plat is recorded. The motion was made by Commissioner Paul Zimmerman, seconded by Commissioner Terry Kruschke, and passed unanimously.

Director of Community Development Niall Connolly told the Commission that eliminating the split zoning would bring the property into compliance with the Town's Land Use Ordinance and cited Utah Municipal Code 10-20-810 as the governing standard. Connolly also noted that the rear residential lot will be accessed by an easement across the commercial lot and that, because the house and shed currently straddle the proposed line, staff recommends their demolition before recordation to avoid creating new nonconforming structures. The Commission added a second condition requiring the access easement to be cleared and paved with an all‑weather surface in accordance with Town Ordinance 10-25-21.

Community Development staff will verify removal of the structures and inspect the access easement surfacing before allowing recordation of the amended plat.
