Board debates shrinking 60‑acre PDD request to limit future commercial development
Members questioned the applicant's request to designate 60 acres as a PDD and discussed limiting the PDD footprint (one member suggested ~22 acres) or otherwise adding conditions to preserve most of the parcel for agriculture. The board agreed to ask the applicant to amend the narrative and consider a smaller developable area before recommending to the town board.

Planning-board members questioned whether the 60-acre PDD request was appropriate for the ActiveVenture parcel and raised the risk that a large PDD designation could permit unrelated commercial uses in the future. One member said the town could limit the commercial portion of a PDD to a smaller area and require any future changes to go back through public hearings.
