Planning commission approves multiple subdivision variances and development plans

Commissioners approved multiple variances, concept plans and development plans across the agenda on Aug. 13, voting in favor of several subdivision and townhome proposals after staff and engineering review. Approvals included Homestead Land Holdings' three variances and concept/development plans for up to 47 attached houses on Ebenezer Road; Turner Homes' variances and plans for 42 attached units on Gleeson Drive; and approval of earlier concept/development plans for other sites where engineering found conditions acceptable.

Homestead's applicant Thomas Krajewski said the design accounted for required park space, a stub connection for future connectivity and alignment adjustments to match neighboring roadways. "We've been working with staff on the design," Krajewski said, and commissioners repeatedly noted engineering support for the variances. Commissioner Barger called the Homestead proposal "a great use for this area," and moved approval on the motions for multiple variances and plan approvals; votes for each motion passed on voice votes.

Commissioners urged applicants to follow up with staff on permit details and to ensure final engineering compliance. Where applicants requested alternative design standards, county engineering testified they had reviewed those changes and were comfortable with the technical evidence submitted. Several approvals were conditioned on listed staff items and on standard permitting checks before building permits are issued.
