Commission approves development plan for large Avon Logistics industrial building

The Avon Plan Commission approved DPR 26-07, a development plan review for Building 6 in the Avon Logistics Center. Staff described the proposal as a development plan for a large industrial building on a future Lot 3 (48.1 acres) within the Avon Logistics PUD and recommended approval with standard conditions.

"This is a request for development plan review to provide for construction of a little over 600,000 square foot industrial building with parking, loading, and related improvements," staff said, presenting site layout, pedestrian connections and revised landscaping that includes a pedestrian connection from County Road 100 and additional trees along County Road 100 to meet parkway requirements. Staff noted the comprehensive plan recommends light industrial use and that architectural elevations meet PUD standards.

Commissioners questioned parking and buffering to the adjacent SunChase subdivision; staff said the ordinance requires a minimum of 205 parking spaces and the plan proposes 393. Staff and the petitioner confirmed preservation of an existing tree line, a 40-foot landscape easement on the east property line and native plantings at the detention pond edge to enhance the buffer. Following discussion, the commission moved, seconded, and voted to approve DPR 26-07 subject to the standard conditions listed in the staff report.

What happens next: Approval is conditioned on the recording of required easements and satisfaction of the listed conditions before building permits are issued.
