Commission approves five conditional‑use permits after public hearings

Following public hearings on Feb. 24, the Cusseta‑Chattahoochee County Commission unanimously approved five conditional‑use permits at a Feb. 27 called meeting. The permits, recorded in the Feb. 27 minutes, authorize: a small stick‑built home at 201 Massey Rd (.74 acres); placement of a mobile home at 711 GA Hwy 26 (18.11 acres); replacement of a deteriorating stick‑built house with a mobile home at 109 Nelson St (.75 acres); replacement of a mobile home at 136 Patty Dr (.46 acres); and a 1.35‑acre parcel from a 52‑acre tract at 454 Old Louvale Rd for a long‑term tenant.

Planning & Zoning recommended approval for each application and county staff noted that approvals remain contingent on compliance with county ordinances, flood/building codes and health‑department septic inspections. Planning & Zoning Chair Brent Ingersoll explained at the hearing that the Countrymans' lot required a CUP because it "doesn't meet the state's one acre lot requirement for septic." At the work session some commissioners debated whether the ordinance language unintentionally sent too many manufactured‑home matters to the commission, and Chairman Charles Coffey cautioned that making exceptions could create perceptions of unfairness and potential legal exposure.
