Attorney says neighbors back refiled plan amendment to shift three Edgewater Drive parcels to residential

The City of Edgewater Planning & Zoning Board recommended that City Council consider a small-scale comprehensive plan amendment for 1711, 1715 and 1717 Edgewater Drive that would change the parcels’ future land use designation from commercial to medium-density residential.

Joey Posey, attorney for the applicant, told the board the application was refiled after a prior Planning & Zoning approval was denied by city council. "A lot of what happened the 1st time around is a lot of discussion around the moratorium," Posey said, and added that the neighbors "have been support saying this could be residential." He asked the board to forward a favorable recommendation to council so the matter can receive fuller consideration.

City staff explained the applicant is eligible to reapply after one year following the council denial and described the parcels as a mix of a duplex, a single-family home and a vacant lot. Staff said the proposed amendment is intended to "feather" density between existing higher-intensity uses and adjacent single-family houses. The board closed the public hearing, approved a motion to send a favorable recommendation, and recorded the vote to forward CPA2602 to City Council for final action.

The board’s recommendation is advisory; Council will consider the amendment and may hold further public comment and deliberations. The matter will next appear on the council agenda if staff and the applicant proceed as discussed.
