Sevier County commission rejects rezoning request for Douglas Dam Road property

After questioning about sewer access and spot-zoning risks, the commission voted down a resolution to rezone 3655 Douglas Dam Road from R-1 to R-2; Planning Director James Temple said the existing sewer easement does not provide hookup to the parcel, and the motion failed 0-21.

The commission rejected a proposal to rezone Tax Map 8 Parcel 8.00 (3655 Douglas Dam Road) from R-1 (rural residential) to R-2 (higher density). Planning and Zoning Director James Temple, Jr. told the board the lot currently contains two homes and that a sewer line placed by the City of Sevierville runs through an easement behind the property but does not touch the property line. Director Temple said the rezoning request is "just a request to allow the owners to sell the two existing houses separately," not to add new buildings.
