Planning Commission approves grading permit for 2501 Anasazi Way with engineering conditions

The Springdale Planning Commission on July 1 approved a grading permit for an expanded sunken patio at 2501 Anasazi Way, authorizing excavation with conditions after staff and witnesses described prior geotechnical work on the site. The permit approval, moved by Commissioner Terry Kruschke, was based on findings that the project met the Town’s grading and geological-hazard standards and relied on engineering drawings and a stamped letter provided by the applicant.

Commissioners heard that the proposed excavation would include a cut slope just under 10 feet high and a second cut of about 4 feet closer to the house. Architect/participant Luke Wilson said a previous geotechnical study done when the home was built concluded the excavation wall could be cut vertically because “it consisted of solid sandstone and did not require stabilization.” Director of Community Development Niall Connolly explained the town code’s geotechnical-report triggers and told the commission these thresholds did not automatically require a new full report for this limited scope, but the Director may require one if site conditions warrant.

The approval included conditions requiring the applicant to follow engineering recommendations during construction, to stabilize the slope if loose rocks or inconsistencies appear, and to submit retaining-wall materials to the Town for approval if a wall becomes necessary. The motion passed with votes recorded as Swanson: Aye; Kruschke: Aye; McCulloch: Aye; Zimmerman: Nay; LaBorde: Aye (approval carried).
